Our top Rental property booking tips:

How to get the best rental home value:

  • Summer months are high season in the Wilmington, NC area. Reserve your rental property in Fall or Spring months to enjoy warm weather while saving money and avoiding crowded roads, restaurants, and activities. Speaking of the off-season, don't overlook the holidays for a Wilmington, NC vacation! Who wouldn't love a holiday on the coast? Thanksgiving, Christmas, and New Years are great times to gather with friends and family at the beach.
  • The sooner your group can book a rental home, the easier your search will be. The most desirable vacation rentals are reserved very early. Booking your rental six - twelve months before your vacation is recommended. Holiday gatherings are excellent times to search for and book your rental property.
  • Property managers sometimes offer discounts or promotional rates for veterans and active duty military. Remember to ask your host or property manager if special offers are available for your group.
  • Management companies and individual rental owners usually offer guests an option to obtain vacation insurance. Trip insurance, which will generally cost between 1% - 5% of the base stay price, offers visitors reimbursement of costs for any days missed as a result of medical-related issues or weather disasters, as well as evacuation charges, such as an unanticipated hotel overnight or extra gas expenses. Trip insurance can be a a welcome relief if the unforeseen occurs. Ask your property manager for more information.
  • Look for your local Wilmington, NC area magazine upon arrival. If your rental doesn't have one, you can find them at local shops and fuel stations. In addition to great local information, visitors guides have discounts for local shops and restaurants.

Narrow your Search:

  • First, have your group decide on the best dates and a budget.
  • Note the number beds and the bed configuration you need. Colony II at Oyster Bay, 3BR\/2BA,1st flor, wheelchair accessible has 3 bedrooms and 2 bathrooms.
  • Precise details about bedrooms and bed counts & types is generally available on booking websites. If you don't see them listed, email or call the property manager before you book the rental. Remember that most listings specify the maximum guest capacity, which typically includes sofa beds. You'll need to work out what is optimal for your vacation family.
  • Are you looking for special amenities? Most rental search websites include amenity lists and search filters. Amenity filters help you quickly remove less-optimal properties.
  • Proper accessibility can make or ruin a vacation for the less-mobile. .
  • If your group is vacationing with pets, filter your search for a pet-friendly vacation rental. Ask for specifics on breed, weight, and type restrictions. Note that some property managers charge pet deposits and fees.

More considerations:

  • Add the owner's contact info to your phone. Take a copy of check in/check out procedures.
  • Document any damages to the property during check in, and immediately e-mail them to the property manager. We specifically recommend texts and e-mails, as they usually contain built-in time stamps that are beneficial if there is a dispute.
  • Property managers are there to help! Don't be shy to ask questions during your stay.
  • Be respectful. Frequently, surrounding homes are filled by permanent residents. Respecting quiet hours and parking policies reduces conflict and allows everyone to enjoy their day.
  • Don't forget to... Ask a local resident! Local residents can often help. Who better to ask where to go for the best drinks, have a great night out, or the best spots for crabbing?
  • Lock your rental while you're out. Protect the owner's property and your stuff!
  • Just before checking out, take a walk-through to confirm you did not forget any personal items. Remember to check closets, dressers, garages, and bathrooms for hidden items. Clean out the refrigerator and take or dispose of leftovers.
  • Go through the property one final time and keep an eye out for damage. We recommend inspecting the property with the property manager whenever you can. If the host isn't available, remember to take video of the property to record its condition.
  • Leave feedback! Property managers rely on great ratings to propel more reservations. They'll be thankful for your review. Alternatively, if something wasn't right, other vacationers will be thankful you shared your feedback and help them have the best future vacation. Please be objective. If something fell short of expectations, consider whether the host had any control over the issue, and if so, whether they responded reasonably to fix it.

Victory Beach Vacations

Visitors who are on the hunt for the postcard-perfect vacation rental in the heart of the Carolina Beach or Kure Beach area will find an enticing selection and plenty of friendly customer service when they rent through Victory Beach Vacations. Based in Carolina Beach in the coastal Cape Fear region, Victory Beach Vacations has more than 100 vacation rentals in all shapes and sizes to ensure that every vacationing family can find their dream home away from home on the beach.   When you book your Cape Fear getaway with Victory Beach Vacations, the fun doesn’t end when you leave the beach, it continues with an array of privately-owned properties outfitted with all of the amenities needed for a fabulous beach vacation.   Jenna Lanier, General Manager, explains that her family first opened the rental and property management business in 2002. At the forefront of Victory Beach operations is Lanier’s mother, Caroline Meeks. Meeks is both the Broker in Charge and co-owner with husband, Buck Meeks, who manages the Field Services team with Lanier’s husband, Scott.   For nearly 20 years, the Victory Beach team has worked tirelessly to establish a network of top-of-the-line rental properties for Cape Fear visitors to enjoy. “As far as our properties go,” explains Lanier, “they are all updated, well-furnished and appointed. “We have always performed post-cleaning inspections and since the pandemic, have put freshly laundered duvets over all of the comforters between rentals.”   Lanier emphasizes how important the guests experience is “we strive to give our guests a relaxing, stress free, memorable vacation.” This emphasis on customer service has led to Victory Beach Vacations having a 4.8 Google rating with over 300 reviews by happy owners and guests. In addition to Victory Beach’s superior sanitation practices, the company offers properties for every type of visitor. Choose from luxury oceanfront houses and condos to more reasonbly priced 2nd row properties with oceanviews. Many properties include pools and hot tubs as well, perfect for outdoor entertaining, and many are dog friendly.   Lanier also notes that all properties are within walking or driving distance to Pleasure Island’s main attractions – Carolina Beach and Kure Beach. The former, as described by Lanier, is the more commercialized of the two destinations and features a boardwalk, outdoor dining options and a plethora of weekly activities including fireworks, live music, amusement park pop-ups, and movies under the stars. Kure Beach offers a more residential feel with its fishing pier, intimate restaurants and family favorite, North Carolina Aquarium at Fort Fisher.More water fun awaits, too. “There is a harbor and a canal that feed into the intercoastal. We have several properties on the harbor so guests can bring their boat, kayak, [or jet ski] and travel between islands,” says Lanier.   A stay with Victory Beach Vacations is an annual pilgrimage for most. “A large percentage of guests are previous guests. Some even reserve the same property for the next year as they’re checking out,” Lanier says. “It’s almost like it’s their personal vacation home.”   Even before guests arrive at their vacation destination, the Victory Beach Vacations’ website greets them with a live beach cam and exquisite aerial footage of both Carolina and Kure Beaches.
