Welcome to Sandstep 616-1! You'll be sure to flourish at the modest and exclusive Sandstep Retreat community, where you can luxuriate in the shared community oceanfront pool, walk to the beach on your shared private beach boardwalk, and fall in appreciate with the island appeal of Sandsteps.  Savor expansive vistas from the generous windows throughout our great room or from your master bedroom.  Al fresco dining on your oceanfront deck can't be beat; or for a rainy day, cuddle up to our decorative fireplace in Ernest Hemingway Key West style furnishings. Our delightfully decorated and refreshed home will give you the vacation that you have been longing for. 



We are an Upper/Lower Duplex: If you are coming with a second family, Also book Sandstep 616-2 above us for a total of 9 bedrooms!



Ground Level:

Covered parking for 2 cars. Park Tandem, on the right side under the home as marked for 616-1.  A 3rd car, size-dependent, may fit tandem on the driveway apron.

Stairwell access to property level, Shared Pool, Outdoor shower, and Beach access.

Pool hours are from 9 AM to dusk. The max. number of guests allowed in the pool area at any given time is 16, including kids. Guest count will be monitored by the HOA.



Property Level: 

One stairwell up to the entrance.

Living Room: Couch, 2 soft side chairs, 2 side chairs and ottoman, occasional tables, TV behind decorative doors, ceiling fan, spectacular ocean vistas. 

Closet with tons of board games for rainy days! 

Dining Area: Dining Table with seating for six

Deck: Oceanfront, Dining Table w/ 4 chairs, 2 Parlor chairs, Propane grille

Kitchen: Totally equipped, solid surface countertops, double stainless sink, reverse osmosis drinking water, Stainless steel appliances, bar top seating for 3 

Primary Bedroom Suite: King-size bed, 2 nightstands, Chest of Drawers, Dresser with Mirror, Vertical wall-mounted dressing mirror, Blanket Rack, TV, private island view balcony. Ensuite Bathroom with Bathtub and Shower, double vanity, toilet

Guest Bedroom 1: Two Twin over Full bunk beds, TV, ceiling fan, pack-n-play, and stroller in closet for guest use.  (Bring your own sheet.)

Guest Bathroom: Bathtub with Shower, single vanity, toilet

Guest Bedroom 2: King-size Bed,2  Nightstands, Dresser, TV, ceiling fan 

Laundry Room with Washer and Dryer, Storage Shelving



Parking: 

3 cars, size dependent. Park Tandem, on the right side under the home as marked for 616-1.



Linens - Sheets and Towels will be wrapped in sealed packages and laying on the end of the beds. 



Rental Policies:

In response to the increased incidence of credit card fraud, a valid government photo ID will be required for every reservation. A signed rental agreement is required: accepting House Rules on any online travel agency requires reading and acceptance of our rental agreement.



Things to bring:

Paper towels and toilet paper, trash bags, soaps, detergents, minimal cleaning supplies, and beach towels.



Arrival/Departure:

Summer Check-ins (June-August) begin at 4 pm and are guaranteed by 6 pm

Off Season Check-ins begin at 3 pm and are guaranteed by 5 pm

Check-out is by 10 am. 

We adhere to this policy so please do not arrive early or plan to delay your departure.

House Rules:

No events such as weddings, bachelor/bachelorette events, sororities/fraternities 

No smoking

You must be at least 25 to rent this unit.



Pool Notice:

Pools are generally open from Memorial Day until Labor Day; however, pool closures may be dictated by the HOA or the Health Department. Pools may also be closed after a hurricane or tropical storm. Sea Coast Units/Owners will not be held accountable. No refunds will be issued for these closures.



Pet Policy:

No family pets allowed.



We want to make sure you’re aware of our cancellation policy. If you cancel when your arrival date is more than 60 days away, you will receive a full refund.  If you cancel when your arrival date is less than 60 days away, you will forfeit your deposit.

Adventure awaits. Discover aquatic wildlife and vegetation at the North Carolina Aquarium at Fort Fisher or savor a calming ferry ride across the Cape Fear River to a cozy little shopping town called Southport. Take a trip back in time at the Fort Fisher State Historic Site and Museum which features live oak-covered trails and bunkers from the American Civil War. Stroll through the marsh to visit the home of the famed Ft. Fisher Hermit. Or wind down with nature at our two state parks, sure to provide a memorable experience with hiking, fishing, and water activities such as paddle boarding and kayaking, and search for a Venus Flytrap which is native to NC only. As one of North Carolina's most undeveloped beaches, the island offers a unique opportunity to see many diverse coastal wildlife, including pelicans and loggerhead sea turtles, in their natural habitat. Whether it’s exploring activities on the island, appreciating the ocean vistas, or enjoying a beverage by sunset from your own private balcony, Pleasure Island offers diversion for every enthusiast!

During the summer months, the Boardwalk is bustling with the sound of music, carnival rides, bingo, family nights, and events like the weekly fireworks and concert series.
