The space
This newly completely rebuilt home features 1200 square feet on one level, including 3 bedrooms and 3 and a half bathrooms. Your group will have the entire home and will not be sharing with anyone else. A nice front porch, a giant fenced in backyard, and a driveway for off-street parking of up to 3 cars is supplied. This is a ideal place for bigger groups that want to all be together in a modern brand new place walking distance to the RiverWalk, the Arts District, the Promenade, the Convention Center, and the Live Oaks Pavillion.

Guest access

I want guests to be able to check-in as early as possible. Due to the huge amount of linens to be laundered between guests and the short amount of time do it, the washer/dryer will often have linens in them so that another load can run after cleaner leaves. You are welcome to use the washer/dryer, but will sometimes have to take out a load in order to do so. If you specifically don't want to have to do this, please let me know prior to check-in and I'll tell my cleaner to leave them empty for you.

Other things to note

Animals are allowed with a $50 fee per each pet for stays of 4 nights or fewer (pet fee will be greater for stays over 4 nights so please ask before booking if you'd like to check the longer stay pet fee amount). You MUST let me know about any family pets in your welcome Vacation Rental By Owner message. *Pet fee is to be paid after booking. Pet fee is NOT included in the booking price that Vacation Rental By Owner collects, whether or not you mark pets in the reservation.* I ask you to NOT let pets on any furnishings or beds and to pick up any waste in the yard.

Please understand that the number of guests you booked for is the number allowed to be in the unit, including visitors who don't spend the nighttime. One or two fast visitors is fine with me, I’m reasonable. But if you would like to have anymore than this number be in the unit at any point or stay the nighttime or for longer periods of time, you would need to ask me first and update your guest count. Having additional unauthorized guests voids the rental agreement.

Nightly rate is based on guest count, so if you need to increase your number after booking, the rate may increase and this price difference must be paid.
